In applying for a home
loan, certain information is helpful in speeding the processing
time. Below is a list of typically required documentation.
ALL LOANS
- Last two years W-2
statements or K-1's.
- Paystubs from present employer covering at
least the most recent thirty days.
- For self employed borrowers: Last two years
tax returns along with a year-to-date profit and loss statement.
- For borrowers who
own 25% or more of any corporation/partnership, last two years
corporate/partnership tax returns along with a year-to-date
profit and loss statement and current balance sheet.
- Three months most
recent bank statements.
- Documentation of any
assets listed on loan application which do not fall under the
heading of "bank statements". Must cover a three month
or one fiscal quarter period.
- If a gift is being
used for this transaction; original gift letter signed by donor
and documentation of donor's funds (i.e. three months bank statements
or similar documentation) Evidence of reciept and deposit of
gift funds into a liquid personal account.
- For any rental properties
owned; copies of leases and mortgage coupons or payment stubs.
- If applicable, final
signed divorce property settlement agreement or separation agreement.
- Copy of drivers license or government issued
photo identification for all borrowers (FHA loans only).
Purchase
Loans:
- Copy of sales contract for subject property
signed by borrowers and sellers including all addendums.
- Copy of cancelled earnest money deposit check
(front and back).
- Copy of HUD-1 settlement statement from sale
of previous home (iff applicable) showing net proceeds from
sale.
- Refinance Loans:
- Mortgage coupon or payment stub and copy
of property deed.
- Survey and Title Policy, if available.
- Most current year-end mortgage loan statement
